Following a major facelift, a Dayton facility now seeks tenants to reside along a prominent corridor in a city nearby.
Located in the heart of Oakwood, the building at 2533 – 2537 Far Hills Ave. has recently received significant upgrades totaling nearly $1 million.
Construction began in early 2024 to revitalize the vacant building — which is now available for lease — and hosts the ability to accommodate up to four new tenants. Available units range from 1,450 to 1,600 square feet and are currently in white box condition, offering availability for a custom build-out.
Of the four spaces available, two reside on the first floor and the other are located on the second floor. However, spaces can be combined to accommodate larger tenant requirements.
The spaces can cater to a variety of office of retail uses, including professional office spaces, cafés, coffee shops, boutiques or more.
Recent renovations include all new HVAC systems, electrical, windows, doors, exterior painting and numerous cosmetic improvements. Each unit now features natural light through large windows, newly built restrooms, an open floor plan and a variety of modern finishes throughout.
For the first floor, pricing sits at $24/SF/YR, and the second floor is slightly less, sitting at a price point of $15/SF/YR, according to 3CRE.
The ownership group behind the renovations wishes to remain confidential. Renovations spanned over one year.
Prominent real estate group 3CRE took on the leasing assignment in April of 2025, and have not secured any tenants yet.
The firm is one of a few on Far Hills in Oakwood that seeks new tenants. Just down the road, the property at 2515 Far Hills — which formerly housed Flyboy’s Deli — has sat vacant since its closure in April 2024.
The iconic Dayton deli was best known for its signature sandwiches, soups, salads, wraps and pizzas.
