Stephen Ferguson

Stephen Ferguson specializes in multifamily investment and property management throughout the Greater Cincinnati market. Stephen provides clients with practical insight gained from investing in and managing apartment communities. Having personally navigated acquisitions, financing, capital improvements, leasing strategies, and day-to-day ownership decisions, he understands the opportunities and challenges his clients face from firsthand experience.

Before entering commercial real estate, Stephen built a career managing complex, multimillion-dollar projects across automation, manufacturing, and technology industries. His background in project management allows him to approach every transaction with organization, attention to detail, and clear communication, helping clients move efficiently from initial strategy through closing.

Stephen earned a Ph.D. in Analytical Chemistry from the University of Michigan, along with bachelor’s degrees in Chemistry and Biochemistry from the College of Charleston. His analytical background enables him to evaluate investments using a disciplined, data-driven approach while never losing sight of each client’s long-term investment objectives.

In his role at 3CRE, Stephen specializes in assisting investors with the acquisition, disposition, leasing, and optimization of multifamily properties. Whether clients are evaluating an acquisition, preparing a property for disposition, improving operational performance, or seeking guidance on growing their portfolios, he combines institutional-level analysis with the perspective of an owner who has made those same decisions himself.
